Greywolf Industrial II is a 122,000-square-foot speculative industrial building designed to meet the needs of modern logistics and manufacturing tenants. Bailey Copeland joined the project during construction while serving as Vice President of Development at Greywolf Partners, taking over project management responsibilities and ensuring a smooth completion. Upon finishing, the building was fully leased to a single tenant.

Bailey led the project from her start during construction through tenant occupancy, including:

Managing construction oversight, coordinating contractors, and ensuring quality standards were met.

Conducting site and project review, confirming alignment with market and tenant needs.

Coordinating tenant improvements and build-out, working closely with the incoming tenant to meet operational requirements.

Assisting in lease negotiations with the tenant on behalf of the ownership group, ensuring mutually beneficial terms.

Managing project budgets, schedules, and team coordination to maintain efficiency and ensure timely completion.

Supporting acquisition, permitting, and entitlement follow-up as needed during final stages.

By joining the project mid-construction, Bailey ensured seamless execution, coordinated tenant improvements, and assisted in lease negotiations, resulting in a fully leased industrial facility.
